This mixed-unit development will add 59 affordable housing units and 11 market-rate units in the International District. 80% of the units will be required to have at least one person aged 55 and older, while the other 20% will not have those same limitations. Somos will have a veterans' preference and provide many amenities including a community room, fitness center, bicycle storage, on-site food pantry, and on-site enrichment services.
Somos will be a 2-minute walk from the nearest transit stop at the ART International District Station. The apartment community will provide indoor bicycle storage, two electric vehicle (EV) charging stations on the site, and a dedicated parking space outside of the secured parking area for rideshare vehicles such as Uber and Lyft. Equitable access to all forms of alternative transportation such as Zero-Fare bus service, rideshare, carpools, electric vehicles, and bicycles is vital for sustainable and regenerative mixed-income communities.
The proposed development envisions neighborhood-serving shops and restaurants to bring needed amenities to the area. Sol Housing will provide lower-cost storefront locations to local business incubation programs like the International District Community Development Corporation to help small businesses get started while providing jobs, income, and services needed and used by community members.
The large mural planned above the entry lobby on the exterior walls of the third and fourth floors will broadcast the diverse cultural fabric of the International District. We envision the colorful design providing a distinct and active backdrop to all retail and restaurant businesses of the International Marketplace, breathing new life into it and making it a more attractive and dynamic destination for both locals and tourists.
Somos will have a deep economic impact, contributing over $23M to the metro economy through its construction, operation, and resident spending and nearly $1M in tax revenue. Moreover, the project will support approximately 62 construction jobs and many more when you factor in maintenance, operations, and the jobs supported by resident spending in the area.
Somos is envisioned to complete the International Marketplace established in the 2000 Near Heights Metropolitan Redevelopment Area Plan (MR Area Plan). The concept is to provide a vibrant and culturally interesting place-based building design that meets many levels of community needs. The added housing, amenities, new landscaping, and lighting will enliven the vacant lot with the beautification and safety improvements highly prioritized by the community.
